Chinatown CDC’s Small Sites Program (SSP) is a mission-driven acquisition and rehabilitation program working to preserve affordable housing for low to moderate income households in San Francisco’s greater and core Chinatown. Working with the Mayor’s Office of Housing and the Community Development, we stabilize smaller properties with 5-25 units that are particularly vulnerable to market pressure resulting in property sales, increased evictions, and rising tenant rents.
Chinatown CDC has acquired four small sites properties.
In August 2016, Chinatown CDC successfully closed its first Small Sites acquisition at 462 Green Street in North Beach, a neighborhood experiencing high levels of Ellis Act evictions according to recent Rent Board data. The existing tenants of this six-unit building include families with youth, elderly, and special needs households. Through the acquisition and rehabilitation of 462 Green, Chinatown CDC is preserving affordable housing for 25 people across six households, the vast majority of whom are monolingual and have lived in the building for 10+ years.
In October 2017, Chinatown CDC acquired 1201 Powell/900 Jackson, an 18-unit building with ground floor retail and 17 residential apartment units. This opportunity is key to keeping low and moderate income residents in their homes rather than seeing them displaced by market forces.
In December 2018, Chinatown CDC acquired 289-291 9th Avenue and 800-810 Clement Street, two adjoining buildings located on one site in the Inner Richmond. The two buildings are being acquired and rehabilitated by Chinatown CDC with $4.55 million in funding provided by the Mayor’s Office of Housing and Community Development and $3.5 million in funding provided by East West Bank.
In May 2019, Chinatown CDC acquired 1535 Jackson, a property that has 19 Single Room Occupancy (SRO) units on the second and third floors and is occupied by extremely low-income senior tenants with average household incomes of 18% AMI. Chinatown CDC plans to rehabilitate the property and add up to 11 units of new permanently affordable housing on the ground floor of the building.
